Sample statement

Sample CAM reconciliation statement

The statement a tenant gets at the end of the year: what the building spent, what their share is, what they already paid, and what they owe — with the math shown.

The top of a 2026 CAM reconciliation statement for Brightleaf Yoga, Suite 210 at Harbor Point Plaza: $1,240,000 of gross operating expenses less $240,000 of exclusions, a $75,000 gross-up of variable expenses to 95% occupancy, and an 8.00% pro-rata share of $86,000 less a $74,000 base-year share, leaving $12,000 recoverable.

Why it is shaped this way

What a defensible statement has to answer.

Five questions a tenant eventually asks. A statement that answers them from its own records survives scrutiny; one that answers them from somebody’s memory does not.

  1. What was in the pool, and what was taken out of it?
  2. Was anything grossed up, to what occupancy, and which expenses were treated as variable?
  3. What is my share, and what is the denominator?
  4. What did the cap do this year, and what is my cap room going forward?
  5. What did I already pay in estimates?

The mechanics behind each one are in what a CAM reconciliation actually involves, worked end to end with the same figures as this statement.
